Rent-to-Own

Rent-to-Own Terms & Conditions Disclosure

Please read this summary carefully before moving forward with a Rent-to-Own agreement. Athens Barn Center offers two plan lengths. The terms below apply to all Rent-to-Own agreements.

Short-Term Plan
36 months
3-Year Rent-to-Own

Own your building sooner with a shorter term. Monthly payments will be higher than the 60-month plan.

Terms & Conditions — Summary

  1. This is a rent-to-own agreement, not a traditional loan or financed purchase. The building remains the property of the rental company until all required terms for ownership have been completed.
  2. You do not own the building during the rental term. Ownership only transfers after all required payments have been made or an eligible early purchase option has been completed under the contract.
  3. The agreement renews monthly. To keep the building, you must make each monthly payment on time for the full term (60 or 36 months) unless you choose to exercise an early purchase option.
  4. Payments are due on the date listed in your agreement. If payment is not received within the allowed grace period, late fees, reinstatement fees, or other charges may apply.
  5. Returned checks, failed ACH payments, default-related charges, repossession costs, redelivery fees, and collection-related expenses may also apply when permitted under the agreement.
  6. You may have an early purchase option. Early payoff terms depend on the contract and whether your account is current at the time of payoff.
  7. You may terminate the agreement at the end of any monthly rental term without penalty by voluntarily returning the building, at your expense, in good repair — normal wear and tear excepted — and by paying any past-due balance or other charges owed.
  8. You are responsible for maintaining the building while it is in your possession. The building must be kept in good condition and protected from damage beyond normal wear and tear.
  9. You are responsible if the building is lost, stolen, damaged, or destroyed. You may also be required to maintain property insurance on the building during the rental term unless otherwise stated in writing.
  10. The building may not be altered, moved, attached to real property, or modified without prior written permission from the rental company. It is not intended for human occupancy.
  11. The building must remain at the approved delivery address unless the rental company gives written permission for it to be moved. Any move must be handled by an authorized carrier approved by the rental company.
  12. If the agreement goes into default, the rental company may have the right to inspect, recover, or repossess the building as permitted by law.
  13. You confirm that you are the property owner or have permission from the property owner, landlord, or any other interested party for the building to be placed on the property and removed if necessary.
  14. Delivery and setup are subject to site accessibility, weather, ground conditions, and other circumstances. Delivery dates are estimates and are not guaranteed. Additional charges may apply for extra mileage, difficult access, or additional setup requirements.
  15. You are responsible for checking permits, codes, setbacks, HOA rules, deed restrictions, and any other site requirements before delivery.
  16. Changes, cancellations, failed deliveries caused by site access issues, or revisions to certain orders may result in non-refundable charges as outlined in the agreement.
  17. If applicable, any manufacturer warranty may transfer upon ownership, subject to the manufacturer's terms and limitations.
  18. If the account becomes delinquent, the rental company may use lawful collection methods, including phone calls, text messages, email, and other legally permitted contact methods.
  19. The full agreement is governed by Tennessee law and may include venue, arbitration, and class-action waiver provisions.
  20. This disclosure is only a summary. The signed Rent-to-Own Agreement contains the complete terms and conditions and controls in the event of any difference.
Financing

Financing Disclosure

Athens Barn Center works with third-party lenders, including First Franklin Financial and other approved financing partners, to offer traditional credit-based financing on qualifying purchases. The following information applies to all financing arrangements facilitated through our dealership.

What You Are Applying For

When you submit a credit application through Athens Barn Center or one of its financing partners, you are applying for a consumer installment loan or retail installment contract to purchase a product sold by Athens Barn Center and/or its manufacturers. Eligible products include:

  • Portable Sheds
  • Steel Buildings
  • Storm Shelters
  • Swing Sets
  • Lofted Barns
  • Cabins
  • Outdoor Structures

Your application will be reviewed and decided upon by the lender — not by Athens Barn Center. We do not make credit decisions and are not responsible for the approval or denial of any application.

General Financing Information

  • Credit Application Required. Financing requires submission of a credit application to the lender. Your credit history, income, and other factors determined by the lender will be used to evaluate your eligibility.
  • Credit Inquiry. Submitting a financing application will result in a hard inquiry on your credit report, which may temporarily affect your credit score. By applying, you authorize the lender to obtain your credit report from one or more consumer reporting agencies.
  • Terms Vary by Applicant. Finance terms — including interest rate (APR), loan length, monthly payment, and total amount financed — vary based on the purchase amount, down payment, and your creditworthiness as determined by the lender. All terms will be disclosed to you in writing before you sign any agreement.
  • Loan Length. Finance periods vary based on the amount financed and the applicant's credit profile. Longer terms result in lower monthly payments but a higher total cost. Shorter terms result in higher monthly payments but less total interest paid.
  • Down Payment. A down payment may be required depending on the lender, the product, and your credit profile. Down payment requirements will be disclosed prior to signing.
  • Approval is Not Guaranteed. Submitting an application does not guarantee financing approval. Athens Barn Center does not guarantee credit decisions made by third-party lenders.
  • Athens Barn Center's Role. Athens Barn Center acts as a dealer and may assist in submitting your application to one or more lenders. We do not set interest rates, determine loan terms, or make credit decisions. Any financing agreement is between you and the lender.
  • Equal Credit Opportunity. All credit applications are considered regardless of race, color, religion, national origin, sex, marital status, age, or other protected characteristics in accordance with applicable federal and state laws.
  • Ownership. Unlike Rent-to-Own, approved financing results in a purchase. You will own the product upon delivery (or upon final payment, depending on the lender's terms), and the full purchase amount — plus applicable interest — will be owed to the lender.
  • Applicable Law. All financing agreements are subject to the terms set by the lender and applicable Tennessee and federal consumer lending laws.
